The Fairmont Terrace Apartment complex is known for shootings and other violent crimes.

Even the current residents near 61st and Peoria Ave. say it's like living in a war zone.

Tulsa Councilor David Patrick says a Kansas City company is about to throw down $25 million to clean up the crime and the look.

He tells KRMG, "These Fairmont Apartments are kind of the problem down in that 61st and Peoria area."

Along with a makeover, new management will take over and bring security with them.

Patrick says, “They’ll have a whole new management system and team coming in, more security. And also, they’ll do a thorough background check of who their residents are going to be.”

Hear the entire interview with David Patrick.

All of the residents will have to reapply and pass background checks.

"They won't be a part of the problem anymore they'll be part of the solution."

The councilor says he's impressed with the company's other projects.

“They’ve done other projects throughout, not just Oklahoma but throughout the region. And they sent us a list of projects they’ve done and they’ve done some very nice projects.”

There are still some steps for the company before they can get started.

The city council will discuss it at Thursday night’s meeting.

If councilors vote in favor for the project, the company will go to the state legislature to ask for a tax credit for more than a million dollars.

The complex will be partially income based.

Right now it’s all low income residents.

Patrick says hopefully they'll begin remodeling the complex by the first of the year.
